  • How are rental rates established?

    We use state of the art pricing systems which gauge supply and demand to suggest competitive rates based on the current market. With this in mind, most properties are advertised 3 months in advance when demand is higher. Our goal is to maximize your earnings by both high occupancy and competitive rates.

  • Expected occupancy rates?

    . A typical vacation rental in our portfolio will average a 90% occupancy rate. We are able to achieve this by no minimum stay requirement, and constant attention to market changes. Occupancy rates are also affected by factors such as guest capacity, condition and decor, building amenities, and availability of parking. If you are inquiring on a 30+ night rental, please contact us directly as many factors affect the rentability.

  • Are there restrictions on owner use?

    We understand the reason you have likely purchased a property is to have use of it. As an owner you have unlimited access to your property providing your requested dates are not already booked.

  • How do I prepare my property for rentals?

    Our company specializes in preparing rentals for what today’s travelers are looking for. Our initial set up fee includes shopping, stocking, and preparing your condo for its first renter. With our experience we are able to source quality products and have preferred pricing with vendors.

  • What are normal expenses for a rental property?

    Periodic maintenance, repairs, and pest control. Semiannual deep cleanings and carpet cleaning. Replacement of regular household inventory such as linens, pillows, bedspreads, towels, and other miscellaneous items which create a comfortable environment.

  • Can I choose my own vendors?

    There are many vendors we have strong working relationships with and prefer to call upon first. We are familiar with their high quality of work, pricing, and responsiveness. You may provide a list of your preferred vendors for your property. We will attempt to contact any vendor you choose first, but if unavailable will use the first available vendor.

  • Is there daily housekeeping or laundry service?

    These services are not typically offered. One of the benefits of a vacation rental is complete privacy and security. However, if you would like a mid stay cleaning or laundry service please inquire while making your reservation.

  • What can I expect to find in a rental?

    * Bed linens, bath, beach, and kitchen towels.
    *Hair dryer, iron, ironing board
    * A starter supply of commonly used items such as coffee, dish soap, bar soap, small shampoo and conditioner, paper goods, and basic cleaning supplies.
    These items are not restocked during your stay.
